Complynx provides property compliance management and coordination services for landlords, managing agents, property managers and property owners.


Our services include the coordination and management of compliance-related inspections, assessments, certifications and contractor appointments through our network of specialist contractors.

Complynx does not typically perform statutory inspections or certification work directly unless expressly stated.


3. Scope of Services


Our services may include:

  • Gas Safety management
  • Electrical Safety management
  • Fire Safety compliance coordination
  • Legionella Risk Assessment coordination
  • Asbestos management support
  • EPC coordination
  • Compliance tracking and reminders
  • Contractor sourcing and appointment management
  • Compliance reporting and administration


Specific services will be agreed separately with each client.


4. Client Responsibilities


The client remains responsible for:

  • Providing accurate property information
  • Granting access to properties when required
  • Responding to requests for information in a timely manner
  • Reviewing reports and certificates supplied
  • Implementing any remedial actions recommended by contractors
  • Maintaining legal compliance obligations applicable to their properties

Nothing within our services transfers statutory duties or legal responsibilities from the property owner, landlord, managing agent or duty holder to Complynx.


5. Contractor Services


Where services are carried out by third-party contractors:

  • Contractors operate independently of Complynx
  • Contractors are responsible for their own inspections, reports, certifications and professional advice
  • Complynx acts as a coordinator and facilitator
  • Complynx is not responsible for the professional judgments, findings or recommendations of independent contractors


Any disputes relating to workmanship, inspection outcomes or certifications should initially be addressed with the relevant contractor.


6. Compliance Disclaimer


While we endeavour to assist clients in managing compliance obligations, we do not guarantee:

  • Full legal compliance at all times
  • The absence of regulatory action
  • The prevention of enforcement notices
  • The prevention of fines or penalties

Compliance ultimately depends upon the actions of the property owner, landlord, managing agent or other responsible duty holder.


7. Quotations and Fees


Any quotation provided by Complynx:

  • Is valid for the period stated in the quotation
  • May be subject to contractor availability
  • May be amended where additional works are identified
  • Does not include additional remedial works unless expressly stated


Fees must be paid in accordance with agreed payment terms.


8. Cancellations and Rescheduling


Clients must provide reasonable notice if appointments need to be cancelled or rescheduled.

Late cancellations may incur charges imposed by contractors or administrative fees.


Where access cannot be gained to a property at the agreed appointment time, additional charges may apply.


9. Intellectual Property


All content on this website, including text, graphics, branding, logos and materials, remains the property of Complynx unless otherwise stated.


You may not reproduce, distribute or exploit website content without prior written permission.


10. Website Use


You agree not to:

  • Use the website unlawfully
  • Attempt to gain unauthorised access to systems
  • Introduce malicious software or code
  • Interfere with website functionality


We reserve the right to suspend or terminate access where misuse is identified.

Our total liability arising from services provided shall not exceed the amount paid by the client to Complynx for the relevant service giving rise to the claim.


Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud or any liability that cannot legally be excluded.


12. Force Majeure


We shall not be liable for delays or failures resulting from circumstances beyond our reasonable control, including:

  • Severe weather
  • Industrial action
  • Utility failures
  • Government restrictions
  • Public health emergencies
  • Contractor unavailability


13. Privacy and Data Protection


We process personal information in accordance with our Privacy Policy.

By using our services, you agree to the collection and processing of personal data as described within that policy.


14. Third-Party Links


Our website may contain links to third-party websites.

We are not responsible for the content, availability or privacy practices of those websites.
